Buying a house in Germany might seem daunting to a person that is new here. This too is the case for people that have lived here all their life. The process of obtaining a mortgage and how to figure out how to get the best rates and even calculating the affordability of a new home, isn't always that easy. If you are an expat, government civilian, military member or retiree considering purchasing a new home in Germany, you are going to experience a property buying process where you will be exposed to many unfamiliar German terms and processes different from purchasing a home in the US or elsewhere.

Step 1

Contact: You should contact us via our /www.immobilienscout24.de ad or directly by phone or e-mail. you will receive initial information and arrange if necessary, directly an appointment to discuss available properties.

Step 2

Construction review date: Here, the construction project is explained to you exactly by an employee of our house at which time you can express your questions and wishes.

Step 3

Time to visit a model house / model apartment:  at this point, you can get an idea of how your new home will look and feel. You can see where you might put that new wide screen tv or where the LAN connection might best be placed. You can even get a good idea of how much space you will have for your next BBQ on your new outdoor space.

Step 4

Reservation of a house / apartment: After the appointment in the show house / model apartment, you have 7 days (in case you have not done this before) to define your exact financing with your or our bank. After the financing has been clarified, you can sign a reservation with us on your desired house (reservation fee for the preparation of purchase contracts EUR 4,000.00), with which we explicitly reserve the house / apartment for you and also exclude a sale to third parties.

Step 5

Purchase agreement discussion: Here we will review the sales contracts and all attachments in a personal appointment at our premises, so that all your questions are cleared before signing at the notary.

Step 6

Notary appointment: It is now time to complete all the legal documents that will solidify the ownership of your new home.

Step 7

Planning: One of our interior designers will contact you and arrange an appointment with you to discuss the design of the interior space of your new house / apartment.

Step 8

Start of construction and financing: After you have decided on the design of your house and the planning permission has been obtained, you should have already signed your loan agreement, now begins the exciting phase with the construction of your new house ......
